KEY FACTS Commercial Energy Performance Certificates
When do I need one ? Commercial Landlord or Building Owners must have a Commercial EPC for a building if any of the following are true:

(a) When a building is rented, or sold (either in part or whole)

(b) When a building under construction is finished

(c) When a building has a change in-use

(d) When a building has been converted into fewer or more units

(e) If changes have been made to the heating, hot water, air conditioning /ventilation services and lighting systems (or the thermal properties of the building fabric)

What documentation do I need to provide ? (a) (at the surveyor’s discretion) Floor plans

(b) (optional) Any documentation that describes the current heating, ventilation, hot water and lighting systems (in the event of absence default values may be used which can result in a lower EPC rating)

What's the process ? (1) ACCEPT QUOTE - Once you accept our quotation we will email a booking confirmation and arrange a time and date for a site visit. We will invoice at this stage with  payment required before we begin the site survey (payment when we arrive on site is fine)

(2) SITE VISIT - The site visit will typically take between 30 minutes and 2 hours, during which we are required to collect photographic evidence of heating, hot water systems, air conditioning (if present), lighting, etc. We are also required to measure the main building zones and produce a simplified building plan.

(3) CREATE CERTIFICATE - When we have finished our work, we will E-mail you a draft copy of the Certificate so that you can check the property details are correct

(4) LODGE CERTIFICATE - If all is good we will lodge the certificate usually on the same day of survey

How much will it cost ? Prices start at £175
Penalties for non-compliance ? You will be fined a minimum of £500, to a maximum of £5000 for non-compliance
How long does the certificate last ? Commercial EPCs are valid for 10 years and can be reused as required within that period

KEY FACTS Display Energy Certificates
When do I need one ? Public authorities must have a DEC for a building if all the following are true:

(a) When a building is at least partially occupied by a public authority (e.g. council, leisure centre, college, NHS trust)

(b) When a building has a total floor area of over 250 square metres

(c) When a building is frequently visited by the public

What documentation do I need to provide ? (a) Floor Plans or documentation showing the Gross Internal Floor Area

(b) 12 months’ continuous energy bills and Solar PV/Renewable generation

(c) Evidence of Energy Management Systems (if available)

We will also ask you for the required documentation, this will be needed before we can attend site (see above)

Penalties for non-compliance ? You will be fined £500 for not displaying a valid Display Energy Certificate and £1000 for not having a valid advisory report
How long does the certificate last ? For buildings under 1000m2 the DEC is valid for 10 years and is accompanied by an Advisory Report (AR) which is also valid for 10 years

For buildings 1000m2 or over the DEC is valid for 1 year and the AR for 7 years

Who's responsible ? The Occupier
